Stevens St — residents invited to have a say

RESIDENTS have from this Thursday until Monday, September 8, to provide feedback on an application to rezone land in Stevens St, Sale.

The private planning scheme amendments (C85 and C88) to the Wellington Planning Scheme and associated planning permit applications seek to rezone land adjacent to the Sale wetlands in a considered manner from Farming Zone to Neighbourhood Residential Zone.

This would enable 11 additional residential lots along the south side of Stevens St.

A design and development overlay is also proposed to apply controls to future buildings.

The suggested design guidelines would make provision to ensure that any potential development happens in a way which seeks to maintain the open nature of the area and complement the unique nature of the wetlands.

The amendments also involve corrective changes to flood overlays affecting the land and ensure that any future buildings are located above the floodplain.

The land proposed for redevelopment was identified in the 2010 Sale Wurruk and Longford Structure Plan as an area of potential urban expansion.

Mayor Scott Rossetti said the land was identified some years ago as an area which may suit residential growth.

“That now needs to be further considered through the rezoning process,” he said.

“Council has received private requests to rezone this land, combined with planning permit applications to subdivide it into residential lots.

“As with any proposed development, these amendments will be exhibited to Wellington residents and their feedback invited before council makes any decision.”

The planning applicants have organised two community information sessions for Wednesday, August 13 in the Hua Room at Wellington Entertainment Centre from 11am and 7pm.
